How to load / unload 5.x Counters:

1.) Open a command prompt:

2.) Goto the MMS installation directory
...\Program Files\Tumbleweed\MMS

3.) Run the following command(s) to Un-Load the problem counter(s):
unlodctr "MMS SMTP Relay Service"
unlodctr "MMS Content Service"

4.) Run the following to reload the counter(s):
lodctr MMSRelayPerf.ini
lodctr MMSEnginePerf.ini
